The Bar-K Association is a non-profit property owners organization and private land holding organization of the Bar-K Ranch Subdivision. The land is managed by the Association so that residents of the Bar-K subdivision can use it, if they choose to join, for fishing, horses, gardening and leisure. The Bar-K Association owns approximately 50 acres of land including three fishing lakes and a stable. The Association is NOT an HOA. We have zero input into property decisions, county related rules, regulations or any other county initiatives. All building, well and septic is under the jurisdiction of Boulder County regulations. We just manage these parcels of land.
Membership in the Bar-K Association is not mandatory for Bar-K Ranch Subdivision property owners. You must own, rent, or have adjacent property that is accessed by the Bar-K Ranch subdivision to be eligible to become a member of the Bar-K Association.
THERE ARE THREE TYPES OF MEMBERSHIPS AVAILABLE
Landowner Membership This membership is for property owners within the Bar-K Subdivision. This membership gives access to the common lands and has voting rights regarding any Association bylaw changes. They also have the voting rights to elect Board members, set the annual dues, and are allowed to graze horses on Common Lands if they live in the Bar-K Subdivision.
Licensee to Renter Membership This membership is for property renters living within the Bar-K Subdivision. This membership gives access to the common lands. Licensees shall be entitled the use of Association property in a manner similar to that of members, but may not be elected to the Board of Directors, shall have no voting rights in the Association and shall not be allowed to graze or stable animals on the Common lands. (See Exhibit B in the Bylaws)
Licensee to Adjacent Property membership This membership is for property owners with access to their property through the Bar-K subdivision but are not technically within the boundaries of the Bar-K subdivision. This membership gives access to the common lands. Licensees shall be entitled the use of Association property in a manner similar to that of members, but may not be elected to the Board of Directors, shall have no voting rights in the Association and shall not be allowed to graze or stable animals on the Common lands. (See Exhibit B in the Bylaws)
ALL MEMBERSHIPS DUES ARE THE SAME
Bar-K Association dues are payable on September 1st. The amount of the annual Association dues are determined each year by a vote of the membership. Each family membership has one vote no matter how many or how few lots are owned by that family. Currently, dues are $120.00 per year per family. All new members' dues are pro-rated based on the month joined and the dues payment cycle (Sept 1st-Aug 31st) for the first year of their membership.
Business is conducted by an elected Board of Directors. Elections are held each year. Voting members of the Association elect the Board of Directors and set the amount of dues for each year. Regular meetings (every 1-2 months) are conducted by the Bar-K Board of Directors. These meetings are open to all property owners within the Bar-K Ranch Subdivision. The time and location of each meeting is posted on the Bulletin Board at the entrance to the ranch as well as the welcome page of the website.
The Board of Directors for the Association currently consists of seven Directors. The Board meetings are held every THIRD TUESDAY of the month, 6:30 PM at 119 Jed Smith Rd. All Members are WELCOME to attend. If you would like to speak at a regular board meeting, please contact the board to be added to the agenda.The Annual Meeting is held sometime during the month of August and members are asked to vote on the election of Directors and dues and any other changes to the Bylaws if necessary.

Committees
Committees are formed to oversee aspects of the Common Lands. There are several committees that are currently set up within the Association:
Lakes and Fishing Committee - This group manages the weed control, stocking of fish and adherence to the fishing rules for all three bodies of water within the Common Lands
The Stable Committee - This group collectively manages the horses that use the Common Lands for grazing. The committee manages the fences, the stables and creates a Pasture Rotation Plan.
The CRMC (Common Range Management Committee) - This group manages the pastures, structures and assets of the Bar-K Association. Part of managing the pastures; they are responsible for the monitoring of the grass height and and informing the Stable Committee when it's time to move horses off any given pasture.
The Garden Committee - This group manages the garden plots, and greenhouse in the community.
Committee Chairperson and Board of Director Representative
Each committee elects a chairperson and the Board of Directors assigns a representative to oversee committee management so that committees adhere to the Bylaws of the Association.
The Appointed representative of the Board of Directors for every committee, appointed annually, will have the authority to assure that the elected Chairperson will follow the Bylaws and Rules and Regulations of the Association.
The Appointed Representative of the Board will have the authority to attend any meeting called to order by the Chair of the appointed committee.
The elected Chairperson of every committee created annually has full authority to call meetings to address any issues they feel necessary.
A meeting of the committee must be either a written notice posted 3 days in advance or an oral notice to the committee members. The Chair is responsible for the agenda and the minutes taken at every meeting. A copy of the minutes will be available to the Board at the following regular Board of Directors meeting.
The Chair, unless other arrangements are made with the Board Appointee, will be responsible for reporting at every BOD meeting, in person or a written report. Any project on Common lands must be pre-approved by the BOD's. (Committees do not have the authority to bind the Association or the Board of Directors by their actions.
All proposed changes suggested during committee meetings need final board approval to ensure that they do not conflict with the Association Bylaws.
