Common Lands

What and Where the Common Lands Are



The common land consists of approximately 50 acres of usable land for all Association members.  The land is managed by the Association so that residents of the Bar-K subdivision  can use it, if they choose to join, for fishing, horses, gardening and leisure.  We have zero input into property decisions, county related rules, regulations or any other county initiatives.  We just manage these parcels of land. The Board of Directors strives to maintain this property so that it is enjoyable by all members of the Association

Members are encouraged to protect and maintain the Common Lands by picking up after their dogs, themselves and any guests.  It is beneficial to read and respect the posted rules. When having guests, ensure that they are aware of the rules. Control your dogs when using the common lands to prevent unwanted interactions with horses and wildlife.  

NO ALCOHOL IS ALLOWED ON ANY PART OF THE COMMON LANDS

Due to liability issues alcohol is forbidden on common lands.  Our ability to insure this property is dependent on this rule.  This is a no  tolerance rule that has to be enforced.  Anyone breaking the alcohol policy will have their membership
immediately removed.

NO SWIMMING  ALLOWED AT THE LAKES 

Swimming is no longer allowed in the common land lakes due to an insurance exclusion within our General Liability policy for the Association.

Swimming is defined by the Bar-K Board of Directors as the immersion of the body in water above the knee or using arm or leg motion to propel in water whether by natural flotation or the use of secondary flotation devices. Mounting/dismounting of watercraft is allowed if the intended purpose is to stay above the water surface.


INTER TUBES ARE PROHIBITED 

Multi-chambered belly boats are allowed on all Association lakes.  Chest waders with life jackets are also allowed.

FISHING AT ROCK LAKE, VALLEY LAKE AND PENNY LAKE


Our lakes are stocked yearly with rainbow trout. Fishing is a favorite pastime for many of our members.  There are fishing rules posted at each lake and we encourage you to read them EVERY TIME you go fishing. Rules can change due to the health of the lakes and the availability of fish.

4 FISH PER DAY

Boating, Paddle boarding, Kayaking, Ice Fishing and Ice Skating (When deemed safe by the Association) are allowed on the lakes.  Life preservers MUST be used with open water.


USE OF THE LAKES IS AT YOUR OWN RISK!

PICNIC AREA

   The picnic area has been updated and is ready for your event! There are sheltered picnic tables and BBQ grills for use by Association members.   Located at the corner of Ranch and Wapiti, it's a great place to have small gatherings with family.  If you wish to use the picnic area for a get together, send an email to the Association with the dates needed.  We are currently limiting parties to 30 guests plus your immediate family to minimize the impact on community members.



STABLES AND PASTURES

For the members with equines, we have rustic stables with a tack room and a riding area with a round pen available for use. There are 8 pastures that are part of the Association common lands.  Grazing is allowed for member horses as a part of our mountain wildfire mitigation process.  The Association deems which pastures are available based on the health of individual pastures. The Association and the Stable Committee develops a pasture rotation plan and the Common Range Management Committee monitors the pastures to ensure that overgrazing does not occur and that our pastures are nutritious and healthy for all to enjoy.  Horse owners are automatically part of the Stable Committee.  The Committee nominates a chairperson and the committee is responsible for the stable and arena with the intent of ensuring that all horses and their owners are safe and healthy. 

If you want to become a member of the Stable Committee, email us and we will put you in contact with the chairperson.  Be aware that being part of the Association and the Stable Committee has responsibilities.

Horses graze on common land providing wildfire mitigation to the community.

The pastures  must maintain an average of 3 inches of grass in an area covering approximately 80% of each pasture. The remaining 20% should have an estimated level of grass over 3 inches. Refer to the Common Range Management Plan in Exhibit A of the bylaws for more information  

The health of the pasture grasses are a priority. Rotation of pastures is necessary as part of the Common Range Management Plan. Limits on the quantity of livestock are based on the size of each pasture. The Stable Committee provides the Board of Directors with a pasture rotation plan every year.

COMMUNITY GARDEN

Gardening Information Page

The community garden is located below(east) of Penny Lake.  Access to the garden can be had by the stairs east of the lake or the Ski Road north of Crocket Trail.  Plots are available for Association members on a 1st come basis.  Each member has access to a 12' x12' plot for personal use.  The garden committee is a hardy group! If you wish to reserve and use a plot, contact Margie Airola of the Garden Committee. Users of the plots must follow the rules defined by the committee so that all members have access and all yearly maintenance can be performed.   Experts at high altitude gardening!
